Settlements can inherit different kinds of states. These are not limited to one at a time, as such a settlement can inherit multiple states at the same time.

These states can affect the offered prices for trade and other items, the availability of recruits, as well as being an indicator of which type of contract this settlement is likely to have available. Percentages mentioned below (for states that affect trade) are applied multiplicatively (unless stated otherwise in table below) on base price modifiers for that settlement (ie a settlement that usually has a selling price modifier of 19.6% (all regular items sold at 19.6% of worth) will now have a selling price modifier of 21.6% in the event of Ambushed Trade Route (+10%)).

Settlement effect 34 Abducted Children
There is a hexe that is abducting children near this settlement. Killing the hexe removes this status.

This settlement is, or has been besieged by enemy forces.


  • Reduces merchandise quantity and variability.
  • Usually large number of enemies nearby.
  • Reduces number of possible recruits.
Settlement effect 37 Cultist Procession
Seems to appear randomly.


Settlement effect 11 Disappearing villagers
People are missing, something is killing them.


  • Usually connected with the contract to hunt down what is killing the villagers.
  • Reduces availability of items in shops.
  • Increases buying prices by +25%
  • Lowers selling prices by -25%
  • Reduces number of possible recruits.
Settlement effect 30 Disbanded Troops
More likely to happen when all settlement-conflicts are solved.


  • Good time to hire experienced new men?
  • Weapons are cheaper to buy.
Settlement effect 16 Draught
More likely to happen in desert settlements?


  • Less food available and prices are higher.
Settlement effect 19 Full Nets
Appears only in coastal settlements.


  • More fish to buy at a lower price.
Settlement effect 17 Good Harvest
Conditions for crops have been perfect.


  • More food is offered.
  • Lowers food prices by -50%
Settlement effect 05 High Spirits
Appears after player reclaims an artifact/holy object for a village.


  • Lowers buying prices by -5%
  • Increases selling prices by +5%
Settlement effect 36 Hunting Season
Can appear in forest settlements.


  • Increases venison and fur supplies.
Settlement effect 22 Local Holiday
Seems to appear randomly.


  • Changes food and drink prices?
Settlement effect 18 Lost at Sea
Only appears in settlements with habor.


  • No fish is for sale and no fisherman recruits.
Settlement effect 01 Marauding Greenskins
Settlement suffers attacks from a nearby orc camp.


  • Greatly lowers availability of any items or trade goods on market or specialized shops.
  • Does not or very minimally influences selling/buying prices.
Settlement effect 24 Mine Cave In
Seems to appear randomly.


  • Town is unable to produce any trade goods.
  • More miners for hire that are looking to feed their families?
Settlement effect 35 Mustering Troops
Seems to appear randomly.


  • Equipment and recruits are in short supply.
  • Higher selling price for weapons and armor.
Settlement effect 29 Preparing Feast
Seems to appear only in big castles and strongholds.


  • Food can be sold here for double its worth.
Settlement effect 14 Public Executions
Seems to appear in big cities?


  • Lots of food available to buy.
  • Potentially some very rare food is available to buy.
  • All food is more expensive to buy.
Settlement effect 08 Raided
Recently raided, by bandits or undead.


  • Reduces availability of items in shops.
  • Does not modify selling/buying prices
Settlement effect 10 Razed
The settlement has been destroyed by Greenskins or the Undead.


  • Only possible if Permanent Destruction option is turned off.
  • A razed settlement has absolutely nothing to offer.
  • This settlement will eventually return to its normal state.
Settlement effect 15 Rebuilding Effort
Town is rebuilding a destroyed location.


  • Reduces availability of building materials in this town.
  • Greatly increased selling price for quality wood.
Settlement effect 33 Rich Veins
A lucky miner struck a rich vein.


  • Increases the amount of minerals and metal being sold here.
  • Buying prices are increased from inflation.
Settlement effect 06 Safe roads
Connected with patrol contract.


  • Goods and items are available in greater numbers.
  • Increases buying prices by 10% (stacks additively with relations over base buying price)
  • Increases selling prices by 10% (stacks additively with relations over base selling price)
Settlement effect 28 Seasonal Fair
Traders from far and wide gather here for the seasonal fair.


  • Shops have more goods than usual in stock.
  • Increases selling price.
Settlement effect 09 Terrified villagers
Scared villagers. Something is going on in nearby cemetery or crypt.


  • Reduces availability of items in shops.
  • Increases buying prices by +25%
  • Lowers selling prices by -25%
  • Reduces number of possible recruits.
Settlement effect 25 Terrifying Nightmares
People are terrorized by nightmares and prefer to stay awake all night just to be safe.


  • Reduces number of possible recruits.
Settlement effect 26 Unhold Attacks
People are scared by large unholds that have been seen and heard in the area.

  • Less items available.
  • Everything is more expensive.

Settlement received a caravan (usually escorted by player).

  • Lowers buying prices by 10% (stacks additively with relations over base buying price)
  • Lowers selling prices by 10% (stacks additively with relations over base selling price)
  • Sometimes unique items spawn in specialized shops.
