Settlements can inherit different kinds of states. These are not limited to one at a time, as such a settlement can inherit multiple states at the same time.

These states can affect the offered prices for trade and other items, the availability of recruits, as well as being an indicator of which type of contract this settlement is likely to have available. Percentages mentioned below (for states that affect trade) are applied multiplicatively (unless stated otherwise in table below) on base price modifiers for that settlement (ie a settlement that usually has a selling price modifier of 19.6% (all regular items sold at 19.6% of worth) will now have a selling price modifier of 21.6% in the event of Ambushed Trade Route (+10%)).

Settlement effect 01 Marauding Greenskins
Settlement suffers attacks from a nearby orc camp.
  • Greatly lowers availability of any items or trade goods on market or specialized shops.
  • Does not or very minimally influences selling/buying prices.
Settlement effect 03 Well Supplied
Settlement received a caravan (usually escorted by player).
  • Goods and items are available in greater numbers.
  • Lowers buying prices by 10% (stacks additively with relations over base buying price)
  • Lowers selling prices by 10% (stacks additively with relations over base selling price)
  • Sometimes unique items spawn in specialized shops.
Settlement effect 05 High Spirits
Appears after player reclaims an artifact/holy object for a village.
  • Lowers buying prices by -5%
  • Increases selling prices by +5%
Settlement effect 06 Safe roads
Connected with patrol contract.
  • Goods and items are available in greater numbers.
  • Increases buying prices by 10% (stacks additively with relations over base buying price)
  • Increases selling prices by 10% (stacks additively with relations over base selling price)
Settlement effect 08 Raided
Recently raided, by bandits or undead.
  • Reduces availability of items in shops.
  • Does not modify selling/buying prices
Settlement effect 09 Terrified villagers
Scared villagers. Something is going on in nearby cemetery or crypt.
  • Reduces availability of items in shops.
  • Increases buying prices by +25%
  • Lowers selling prices by -25%
  • Reduces number of possible recruits.
Settlement effect 11 Disappearing villagers
People are missing, something is killing them.
  • Usually connected with the contract to hunt down what is killing the villagers.
  • Reduces availability of items in shops.
  • Increases buying prices by +25%
  • Lowers selling prices by -25%
  • Reduces number of possible recruits.
Settlement effect 12 Ambushed trade roads
Settlement's caravans are being ambushed, cutting settlement from trade.
  • Increases buying prices by +20%, making resupplying costly.
  • Increases selling prices by +10% here which makes it the best place to sell loot.
Settlement effect besieged Besieged
This settlement is, or has been besieged by enemy forces.
  • Reduces merchandise quantity and variability.
  • Usually large number of enemies nearby.
  • Reduces number of possible recruits.
Settlement effect 10 Razed
The settlement has been destroyed by Greenskins or the Undead.
  • Only possible if Permanent Destruction option is turned off.
  • A razed settlement has absolutely nothing to offer.
  • This settlement will eventually return to its normal state.
